Is it wise to buy a lot of land (unrestricted/for mobile home use, etc), lease a land, lease a campsite?

I believe BYU changed the housing requirements, so single students can live anywhere, not just campus approved housing. 

If there is an out of the ordinary issue or larger than normal expense then the property manager contacts us for approval, but other than that they know our expectations and manage the property accordingly.

They took forever to find a qualified and approved vendor to come and look. 

However, our mortgage lender will not approve us using someone else’s money, in gift or borrowed form, for the down payment.

Do I first need approval from my lender before I do that?

My lender just told me today that due to the fact that my father's business technically declared a slight loss in both 2019 and 2020, that he is unable to use any of the W2's from his business to qualify us for the pre-approval.

I have been going back and forth with them from applying for a loan to getting approved for a LOC.

Allows you to do some rehab....but no self rehab, must be hired out by approved contractor.  

I want the applicant to give ME permission to make inquiries and pull credit both for the approval and enforcement of any lease we enter.
