I'm looking to acquire a few rental units in the Sunnyside/Brookhaven area of town and while the rents are strong I am curious to hear a Property Manager's - or other investor in the area's - thoughts on what the area is really like and is it a part of town where investors have to chase rents? 

My company hires them to control traffic out of our complex.

My partner and I could then continue renting our current apartment.

You have to ask yourself exactly how you envision your real estate investing to go; do you want to be apart of every little detail or would you prefer to take updates and write checks and enjoy your life with family and friends or doing the hobbies you love to do?

All properties show up on your personal return.If you've bought five properties, fixed them up, and rented then, you have a complex tax situation. 

Hello BP,I have stumbled across a prime piece of commercial land that would be profitable to develop as multifamily apartments or retail space.

I now no longer self manage, have a 42 unit apartment complex 2 hrs away and have a duplex that I purchased 2.5 years that, until this day, have never stepped foot into.

Also pay close attention to your competition the apartments near you because your potential renters will be gauging the difference in price and amenities.

Building a good relationship with a good handyman or general contractors overall in extremely important.There’s no quicker way to have a deal or project fall apart than when a contractor doesn’t do their job well. 

If possible, getting a part-time job that would serve dual purposes of income & benefit to REI (Home Depot, Prop Mgt, handyman, etc.) might be a good play.
