An alternate option is a credit union 0 down loan, TDECU has one and the rate isn’t great but it has no pmi so it’s kind of a wash.

I prefer properties that do not have material adverse facts tied to them, which could limit its sales potential in the future.

I recommend comparing your financial deal analysis on this property with deal analysis on numerous alternatives. 

If you care about schools and budget I would look at La Crescenta as an alternative. 

I will say that 90% of the material you "learn", you will forget and isn't often used in the real world. 

I would do a full if something happens to the main shower this one will be a spare but I always like to have a minimum 2 full baths so if something happens to 1 there is an alternative while I’m fixing it.
