You would just have to do some more leg work to find the trustee and get him/her to agree to sell it.

This is not going to happen.....find a different, more realistic solution.Attorney time, maybe a Partiton suit, where if you guys can’t agree on a buy out between yourselves, the court sends it to a public auction.  

The tenants I have lined up have agreed to pay more.

I agree that $750/unit is way too low on total opex.

I contacted the title agent and  I was told it was an easy fix with a scriveners affidavit and reached out to the previous owner who agreed to sign a corrected deed but now the previous owner is not cooperating (previous owner says he is still paying a mortgage on the foreclosed property somehow).  

For example, if a 7AM start would wake them up, agree not to start construction until 8AM.

That seems to carry more weight when the tenant agrees in court and the judge writes it on the judgment.Good luck!

@Theresa KennedySee I agree with that and can understand it more for a owner selling but a bank using that kind of thinking makes no sense to me being the more REO properties a bank sits on the less lending options the banks have it causes issues for the bank getting their lending as all banks just get lending from bigger banks.
