You can't really advertise for private money.  

They got 2-year leases exactly at the rate they advertised on their site. 

If the rents support the mortgage and the note has a good performance record then the lenders will be more inclined to work with you.

Find a support system to take away your not unusual fear of failure.

All of what I hear is from investors who started out with no kids, some not even married, meaning they just had to worry about supporting themselves.Is there an experienced investor out there that got started in real estate investing when they already had kids, a spouse, a house and other responsibilities that they accumulated before they jumped to RE investing?

More frightening than having to live under a perceived unfair governing system, is to find yourself with no home, no money, no food to call your own, cut off from your support system. 

I would like to put it out there that I am looking to find self direct money.I know that I can not advertise and say that i guarantee that you will make so much on your investment or a certain percent ROI.

Some will disagree with me saying you can do it on your own but I know from experiencing it right now that if you're looking at 10K houses in Baltimore city, that every little bit of support and guidance from those who know what do to, helps.
