Getting Started Financing with No Credit
27 February 2013 | 8 replies
Again, the best way to have secured lines is not through a secured credit card that can fund itself, but a loan to be repaid over time, amortized, that is secured by an asset, like a CD as the CD does not make payments for you.The whole things is about seeing how people manage money over time, paying as agreed, where they must make the effort to make the payment, not an arrangement where, if they fail to pay the payment is deducted from an account, there is no money management activity there, shows little effort.Secured credit lines are most important to secured lenders, the guy at the Rent To Own store is more interested in how customers pay revolving debt, past rent to own accounts than thier home loan.

Is there any way, if possible to account for ARV of ugly house?
18 February 2013 | 2 replies
The great part is the reframing used the existing header and just closed in the excess window width, so inspection was simple because I didn't touch the actual structural members so he just looked at the nailing on the new studs and sheathing on the outside and it was done. After that a coat of stucco top to bottom and paint and the whole house has a different look to it now.

Thats going to be the biggest obstacle for you to overcome initially. But if you can start buying at a slow and steady pace now, you're going to be sitting pretty in 10 to 15 years as your portfolio will have grown.10mil in equity and 500k in passive income is not going to be easy though depending on the timeframe you're expecting to achieve that in and the amount of money you're going to have to invest over the years. If you can end up with a 10 million property free and clear, you will very likely be able to bring in 500k in passive income if not more.

Competing for grants and other monies from foundations and the govt is a whole 'nuther level that requires ongoing efforts by professionals in the grant writing field. The B Corp appears to me as a feel good pseudo entity at this point.

While that doesn't explain the stupidity of the company as a whole, it does explain why this happened. Each department (the loan mod dept and the acquisition dept) likely has their own goals and financial targets and it's unlikely the departments communicate or coordinate with one another.
