I'd suggest getting a single family home without HOA and something that needs cosmetic reno for your first investment property.

Hey everybody I need a small loan for a new flip I am doing and I was wondering who the best hard money lender was?

Any ideas/suggestions would be appreciated.

I suggest sticking with turnkey LTRs for your first deal, and after that, start branching out into BRRRR/fix and hold, as getting in too deep on a rehab can put a lot of first-time investors underwater. 

I only have one section 8 property and have had good luck on having all my suggested rent increases approved.  

If it is what it is, I'll comb, but wondering if these are the right sites or if I am just the new guy that the rest of you laugh at for using Zillow.  

With rates being astronomical, what would you suggest?
