Some won't come to grips with the fact that the home next door is beautifully remodeled yet they are asking for the same price for a home that hasn't been touched since the 70s. 

Hello, As an Army Veteran and almost graduate from The University of Houston I am very excited to have found this amazing community of people.

My own background is in high-tech, and although I don't agree with a lot of the brainwashing they make you endure during 4 years of university (and afterwards in industry), I will have to say that becoming an engineer/software developer is one of the best majors you can graduate with because you get a lot of "bang for your buck".

It touches on a lot of the sentiment shared above and brought a really interesting concept to my attention.I almost exclusively use COC (Cash on Cash) return for my metric of choice when pulling the trigger.  

So find a great agent and as has been said on the podcast and in the forums by smarter people than me, be a great client (be clear in your objectives, be decisive, do what you say you will when you say you will, execute, keep in touch, show your appreciation, refer others.)
