Your financing: not sure what that would look like, but your operating expenses and PITI could determine whether this place could be converted to LTR, MTR or might only work as rent-by-room or STR.

Has anyone had experience with this issue and know a way to get a good insurance policy that doesn't cost an arm and a leg?

Then you will need funds for closing costs (between 3-5% of loan amount for this kind of project, possibly more).
