- refer to the original depreciation schedule but "pause it" so that I pick up depreciaiton as if no years had passed in between rental use (this doesn't sound correct, but it's an opinion I've come across in my research)- start fresh and ignore the previous depreciation schedule, picking the lesser of an adjusted basis (original home purchase value minus land value + improvements) or fair market value minus land valueI have spent several hours looking at IRS publications and searching forums with mixed or no advice.

The seller probably just wants to do a 1031 exchange and doing research prior to escrow on what the replacement property will be is actually very smart.

Maybe I need to be more specific in my question, lets say I'm going for the BRRRR strategy how different it will be from getting an Home-equity Loan instead of Refinance, talking about time, hassle and amount of capital that I can get back.Thanks @Ron Harris I did a little of research and though about getting a HELOC too maybe I should add that option into the comparison too.
