If you discover that I am incorrect in that claim, and they are lending in California, please post who the lender was so I can start brokering loans to them. :)

Full disclosure, I did a lot of research to discover those two markets, I flew there and checked things out on the ground.

I had my property listed September 2021 and while doing research, discovered the possibility of being able to tax deduct for those months while the property was vacant and on the market.

In late 2020, I discovered BiggerPockets and have been a reader/podcast listener since, trying to absorb everything there is to know about buying my first home that would also act as an investment property.

After purchasing - we discovered there was contamination over the state thresholds - which required additional studies (soil vapor, etc).

How do you not know that your sales price is lower than the outstanding loan balance and how do you not know about unresolved liens on the property you have listed for sale when clearly this would likely be discovered by the title company prior to closing?

I've been scouring this site for the last few days since I discovered it and now a bit overwhelmed with realizing there are many options for the direction I could in to best utilize this opportunity.
