I think its unreasonable to forecast zero vacancy for any property since we know its a matter of when not if there will be a vacancy. even maintenance as another example, do we know what will break, no, but we know something will break or need to be replaced/updated. so we should put something in to account for it.

,,,,hope not....If it were me I would be all over the utility company to get their *** out and turn it on....its a10 minute job...... and get the landlord to ride them too...talk to supervisors/managers etc......Around my are its within 24 hours typically......

Now this is installed on a concrete slab and it will follow the contour of the floor so being Texas, when (not if, but when) you have foundation issues, you will be able to see and cracks or unevenness but I have never had any complaints from tenants about it.
