A large tree from my neighbor fell onto my property and on top of my rental, I am in the process of getting an estimate for the roof, but the pictures after the tree was removed looked like there wasn't too much damage, got lucky there.

@Danielle Daly, for repairs, I have done some projects on my own and have an idea of what some things would cost based on that, but I have a handyman, and a few contractor/flipper friends that I call or facetime while walking a property or I will take a picture or video real quick and send it to them and ask "can this be done?"

Banks would use 75% of your rental income so if you move out of a unit that new rental income would be counted toward your dti / It is almost a wash, although I don not know your total picture you should be able to enjoy your new sfr without much impact
