That’s an option for the ones who are way behind, but most are just marginally behind (can get caught up) or (for some of the fixer uppers) they are up to date, they just haven’t fixed up the property yet.

You want at least a 30% margin above costs and the NOI needs to be enough to pay the debt service after stabilization and then some.

For flips you need to have your team up and running with your rehab numbers sighted in as the margins right now for flips are not as large as their were in previous years.

Seems most of the folks who use these services live on the west side of the country and can’t find a deal in their hot market to save their life ...so even a over priced marginal turnkey in the Midwest seems exciting I guess which warrants all the praises .
