I love these two towns, I don't think the margins are asgreat as you describe but all the other points you make are very valid. 

That’s an option for the ones who are way behind, but most are just marginally behind (can get caught up) or (for some of the fixer uppers) they are up to date, they just haven’t fixed up the property yet.

You want at least a 30% margin above costs and the NOI needs to be enough to pay the debt service after stabilization and then some.

For flips you need to have your team up and running with your rehab numbers sighted in as the margins right now for flips are not as large as their were in previous years.

Keep in mind- in many markets right now, margins are being compressed and it can be tough to find a property that you can quickly build this type of equity, but it's possible.

It’s relative ..but if you can’t hit 1% then it’s a marginal deal not worth getting excited about .

Seems most of the folks who use these services live on the west side of the country and can’t find a deal in their hot market to save their life ...so even a over priced marginal turnkey in the Midwest seems exciting I guess which warrants all the praises .

You should be able to make a 50% (or better) margin on raw land subdividing where you can just add driveways.

How are you offsetting all the profit, or is your margin just really low on each house?
