As someone who grew up in Bend hearing your repeated comments about how pathetic it is to invest there makes me wonder why you're doing it? 

I grew up in Waco and there is a lot of potential there, but also many C/D class neighborhoods that will look like good cash flow on paper but I wouldn’t touch.

I have several friends who grew up there. 

Which brings up the point, that there are potentially some deals outside of Reno in Carson City, Dayton, Minden areas.I’m just now getting my feet wet in the area, grew up in Carson City, but been in San Francisco for the last 10 years.

As my portfolio grew I was able to hire a painter and a cleaning lady etc.

A bit about myself, I grew up back in forth between France and the USA and decided to move permanently to Los Angeles 4 years ago.
