I would recommend you become a member of the National Association of Residential Property Managers (NARPM) and start taking classes to get an education.

Currently reading Brandon Turner's The Book on Investing in Real Estate with No (and low) Money Down as well as exploring the education available on this site and Youtube.

And the remainder goes into the exchange account for them to buy their replacement property.Split use properties are an incredible opportunity to get some tax free money and defer the tax on the rest so you can leverage your investment portfolio also.

Hi @Jason Moran, @Dmitriy Fomichenko may be able to help.A couple other items to keep in mind: these conversions typically take weeks and you should factor that into your contract and, if you haven't already done so, familiarize your self with the rules and impacts of using leverage in combination with your IRA.
