@Joshua Maisel , I always prefer a check to the seller completing repairs for this exact reason - you don't know who is doing them or if they are even being done.

While I still see some opportunities in the small stuff, I just don't need to do that...Patience is a virtue - I think that's a fair paraphrase of @Joshua Dorkin from our last conversation.  

@joshua Tobin, I am assuming you are talking of single family properties to be held for 5 years needing to be owner occupied?
