I believe anything larger than a 4 plex will require a corporate tax filing......but I am a newbie and may be wrong.

You can file a lien against the property to ensure you get paid once the home transfers ownership.

first off in IL you must be licensed real estate agent to wholesale.. so i would start there with the state real estate licensing agency and file a complaint.
