I'm thinking your friend bought at presale maybe at family & friends price list and got a large discount.

I just don't forecast renting it all. it's personal living space for family & friends.

I’m a new investor with 1 door and was recently cautioned about purchasing multi-family properties because investors are dumping them, especially 5+ doors, in anticipation of a Market correction. 

DSCR requires "No employment" or job seasoning and is 15% for single family and 20% for 2-4 units.

Investment Info:Small multi-family (2-4 units) buy & hold investment.

The tricky one is the rent to income ratio and how it is related to the median family income.I did note that at lease one other poster was advised to always use the low barrier screening criteria to avoid potential lawsuits.
