I have viewed a lot of properties myself and done as much research as I can, which has led me to find the most promise in the King Edward, Ritchie and Oliver areas. 

Mine currently owes rent and a late fee and I keep getting "promises" that it will happen but it hasn't.

In my instance they grossly over promised and when they knew they weren't going to be able to deliver, they began dragging out the process of providing final terms to the point where the window to switch to alternative financing becomes too narrow and you're basically indebted to them.

Of course i can't promise the unit to anyone else either.The Lease may govern the time notice and method of notice but I'm flexible on that with my tenants. 

I'd  have to see what our other costs are but it looks very promising.

Everyone thinks their house is worth more than it is, and a good listing agent needs to know how to under-promise and over-deliver.

c)  run-down properties that scare most people off but can show promise after some serious renovation? 

Through a friend I ran across what appears to be a couple of promising investment opportunities in central Louisiana (CENLA), about three hours from my home.

Over the course of a few months things intensified and things got promising even had an interview and the messages that followed sounded like I was moving back!!  

With property managers - you can negotiate rates by promising them future (additional) business - since you are a realtor, you will have more clients interested in using PM company's services down the road.
