(Can I use the estimated cash flow of the house as proof of income for mortgage applications?)

Being able to enter all expenses, mortgage, mortgage interest, sewage, water, security , gas/electricity , cost segregation study to depreciate it  over 5,7,15 years as opposed to the 27.5 years. 

And they will take 725k in cash if you pay for the closing and commissions... 

What you get when you let a tenant paint is roller-marks of the wall color on the ceiling, drips and runs, patchy covering, spilled paint, silly accent walls/ too many colors, uneven lines on edges and in corners, splatters, blistering, bubbling, peeling, the wrong sheen, visible brush marks and roller strokes, trim painted the same color as the walls, electrical outlets and switches and even light fixtures, vents, cold air returns, fart fans etc. all painted when they shouldn’t be, not enough coats where paint actually should be, and terrible color choices (almost always too dark or too weird).

If cash hits your account, that is often seen as "accepting" a partial payment.Our system will not allow any resident to make a partial payment. 

OBX is a great place, but it will take a very long time to be cash positive based on its current pricing, management fees and the short season.We were going to also use it during offseason but its just a pain to get too.

You will want to hold enough cash that you can cover a move out without having to redeem the CD early
