@Jacob Hill I’ve found CenterState Bank to be very investor friendly and hungry to put CRE debt onto their balance sheet.

A lot of agents see it as a grey area.. so I would be selective about which agents you approach, of course make connections but also get a feel for whether they are indeed 'investor friendly'.

Besides borrowing from friends and family.

I have a family friend who is willing to provide me with a hard money loan to finance my next fix and flip property.

For me TN is STR friendly and I get a significant return.
