Whatever replacement material you decide to go with it's gotta make sense from a competitive market standpoint, a product standpoint (product being the condo unit overall), etc., etc. 

I've been getting in touch with investors in my local market, introducing myself while seeing if there is anything I can do to help/learn and I've found multiple instances where the person contacted isn't interested in getting help or helping because "I don't want to train my competition".

One thing great about inner city deals is, like you said, it really isn't much competition.

I personally charge the same as the competition.

They used to use three different contractors, now they use just one (thus no competitive pricing).  

If it's $100-200 less than the competition then they will oftentimes overlook the extra amenities or add them themselves.

If you do an open house, offer an alternative way for those who can't make it, so they can view the home and get their application in too.By bringing everyone together at the same time, it creates an atmosphere of competition.

There are only going to be a handful of professionals in any given city that are willing to take on these projects so the competition is next to none and you can pick up these properties at pennies on the dollar.
