If you have 2 replacement properties and know you are in contract and the prices equal what you need, that's obviously the safest bet.

I'm starting to think I may need to flip this to someone who will tear it down but it's in a great area so the appreciation will be good if I decide to hold it ( I bet no one's ever heard that before...)I've used Kilz in fire damage situations before so I considered ripping out the hardwoods and spraying the subfloor with Kilz to lock down the smell.Has anyone heard about or used an Ozone cleaner/ air scrubber?
