If you have 2 replacement properties and know you are in contract and the prices equal what you need, that's obviously the safest bet.

I think your best bet, as most others are stating, is to deal with it in the short term and correct the lease moving forward.On a side note, do you have a solar system installed on this property?  

Seems like actual cash value (purchase price) would be my best bet?

So I wouldnt exactly bet on that type thing happening twice in a decade if it's happened only once in most peoples lives

I'm starting to think I may need to flip this to someone who will tear it down but it's in a great area so the appreciation will be good if I decide to hold it ( I bet no one's ever heard that before...)I've used Kilz in fire damage situations before so I considered ripping out the hardwoods and spraying the subfloor with Kilz to lock down the smell.Has anyone heard about or used an Ozone cleaner/ air scrubber?

I would bet in many cases they are pointing to their number of posts on the site as an indication to their boss or owners of their companies that they are working and marketing and really pushing to drive business.  

Usually in you can only get actual losses and not punative damages, which is what treble awards are.If you Google it, I'd bet you could easily find online your state's statutes and a detailed, user friendly explanation as to what is or is not allowed.
