Seller (bank) states that they were unable to find title company to write  title insurance because of the encroachment issue but obviously are still marketing it for sale.I am not yet under contract, but deciding on how to proceed with due diligence.

Will insurance give me money even if I decide to simply walk away?

In the end, I decided to just take the chance and bake it into the rents.  

Just make sure you do all your calculations correctly before deciding if this type of move actually will make sense for you.  

I'm asking for a recommendation of title companies in Midlothian, VA or Richmond VA for helping me with understanding liens on the property and close the property If I do decide to buy trustee sale properties in my county.Thank you again, Yi.
