@Chris StromdahlIt depends on the condition of the carpet when they moved in, the age of the carpet itself (was it on the 8th year of its 10 year life), what additional wear and tear they created (above normal wear and tear) and were the pets allowed.

@Chris Seveney  they are quite popular in PDX we call them ADU  accessory dwelling units and usually are above the garage...

@Chris Daliani when you say purchase the property with as little down as possible are you doing that because that is what you can afford or because you feel it is th best rout to take?
