I would add... that in general when communicating with a tenant who has moved, and as mentioned above, send the security deposit reconcilation and check (assuming there is one) via certified mail to their last known address.If it is not picked up the certified letter will be returned to you.If it does get returned, don't open it, just file it with that properties/tenants records and if you should need it while standing in front of a judge, bring it to court and let the judge open it.Best of luck!

You have to certify you intend to live in the property to use the VA loan, so the only way you will be able to use it as a rental is if you buy a multifamily.

The best I can come up with is a city inspection that certifies that it is livable, but she is very adamant that a rental license is needed.

It is some mildew directly above the shower in a bath that doesn't have a vent fan(yet) in hot humid FL, my mold inspector looked at a picture and said it was fine but had to come test anyway to certify the home mold free for the lender.So do the straightening up and any minor cleaning to A) paint the property in a positive light and to B) minimize expenses like this from occurring if you can help it.

Now as an investor I always, when dealing with asbestos take the route that allows me to sell a property that I can certify asbestos free or at least provide documentation that a major carcinogen has been removed.
