Even if the agent is not presenting the offer (Which I doubt) it is not out of laziness, as we are just talking about hitting a few buttons on your cell phone.I also agree immensely with @Jay Hinrichs about the idea of people who have been through 10 agents really need to look in the mirror.What @Rich Ng describes is just shocking.

Keep track of your expenses and save your receipts for everything for the property to help save money on your taxes (that includes cell phone bills) ;-).

@Curt Davis and just like modern turn key that focuses heavily on LA market which is the NUMBER 1 driver of Turn key... our family had offices in LA for a decade with 20 some agents working for us selling LOTS and land in Northern CA.. we did fly buy programs.. the whole marryann.. same exact methods as you folks use today just done old school... was no internet then.. was no cell phones.. was no texting FAx's were just coming into vogue and we were just getting rid of carbon paper LOL.Its the exact same premise and maketing skills just a little different product.

If you determine it to be viable, check on driveway cuts and accessibility from both roadways, and ZONING. remember even if you just stick a billboard or cell tower on it you will be responsible for taxes and mowing and litter etc.
