I had a black woman fill out an application and the following day she called on the phone and started talking crap telling me something like my apartment unit was god's house and god doesn't discern color and everyone is entitled to live ion god's house.

The ones I can think of are: allergies (other tenants might be allergic)noise (my bird is the noisy one in our household)property damage (yes, the little dog who is from California, pees in the house sometimes..ugh)Fear (my big dog is 110 pound black lab) of Dogs/Cats/AnimalsFear of lawsuits if the animal hurts someone elseI'd like to discuss what can be done to alleviate these and any other objections as much as possible.

If a buyer backs out, I let them out and then black ball them from every being able to buy from me again.Again...assuming i got it right, i've never had anyone in 24 years ever make an offer to purchase REO to include closing costs.

Keep in mind your business plan, if your selling this in 2-4yrs your better off going with the cheaper sheet option-stainless steel or black depending on what that market likes-you can either buy and rent washer/dryers to residents OR try to get a laundry company in and do split profit.
