My mentor (who does lots of wholesale deals through realtors) made it clear to me that I need to be sure to have a lot of exit clauses on my contract that will serve protect my assets/liabilities (my home, car, etc) in the event that I get sued.

Now I have a clear understanding why the guy in my favorite coffee place is in his mid 50s, retired, and doesn't have a massive 401K or pention.

Now, in my dotage(I'm 44;) I look at the portfolio and can clearly see that the theoretically lower cap rate properties have been substantial outperformers over the years on the metric of cash flow- so I'm pruning the challenging(and capturing the principal appreciation, *wink wink*) to replace it with the chill. 

Just want to clear the air that I have absolutely no association with them, lol!

@Karen Young@Michael Plaks said it right.To clear up any confusion  with respect to your other comment - an S Corp is only a tax status.

After 30 years the property will be in need of another full rehab, which should not be a problem, because by then you shold own it free and clear.
