MLS pictures don't show the busy noisy street, neighbors overgrown lawn, beat up cars or the factory right next to the neighborhood.

I would look at 2017-2019 and use those years to compare and throw 2020-2022 in the garbage as those years are artificially inflated

I do lawn mowing services on the side (not many yards yet) but I plan on using that money for future down payments on rental properties.

It does have a big yard so I might have to charge for lawn maintenance if the renter doesn’t want to worry about that. 

I have automated messages set up through Guesty for Hosts including:An imediate "booking confirmation" with info on when exactly they will receive the address & check in information & asks them to confirm the number of guests that are staying.A "Check in instructions message" 2 days before arrival so they know where they are headed and are reminded when they can check in, and also gives info on when trash days are and when any lawn maintenance might be done.
