Second, yes on the flip side, one could argue they should not have to pay for materials out of their own pocket especially when they are about to permanently attach those materials they paid for to your land or building.

I've argued with some seriously professional landlords who own hundreds of units and the internet rent collecting works terrific for them, but I always imagine your scenario where the tenant gives you b.s. that they send the payment and it looked like the transaction processes and went through, or their internet is broke, or they sent the payment to some wrong account and now you will just have to sit and wait because it is going to take 30 days for the bank and your funky collection website to figure out what happened.

This is my script, "I need a sewer capped on a 8' deep trench, no trench walls installed, you must be confined space certified and need 1 more watch guy while you're in the trench, this is a quick 2 hour job with 2 guys with a trip at your supply house, i have a $500 budget and $90 in material, the address is 123 ABC Road.

Even if we need to hire some of these services as we age, we could still likely make 10-20% returns - why divest from that.To the living off the equity, I would argue that one CAN do that :-) For example, if our equity is grown at 100K per year between loan paydown and appreciation that we figure at 2% annually, there is an opportunity to 'cash out refinance' in some way shape or form say 75K per year.
