Assuming this revenue ruling still stands, it mirrors the SC situation nicely, meaning it would support your acquisition date of the real property not starting until you have taken possession.I think this would be highly dependent on the terms of the local jurisdiction as well, so what might be correct in one jurisdiction, could be completely wrong in another depending on the rights acquired related to the property.But happy to be pointed where I am wrong!

I'm not excited on doing a month to month because I'd like to get all my tenants locked in (my strategy is a rent by room for multiple rooms in a SFH) so I can get my leases set up to my lender for the next property.

@Martin NestaI don't have much info for you - but I do know the 'nature of the beast' I can share with you... perhaps something will help...Most property tax "just values" in Florida - the value they say your property is worth - are intentionally set about 15-20% below market value.

Hi guys, I'm new here and to real estate I'm originally from Asheville, NC but the Army moved me to Clarksville, TN I'm looking forward to getting my first rental property and keep learning and expanding my portfolio so I can set myself up in a better position for the future so I can spend more time with family and friends and not be forced to have a W2 job for 50+ hours a week.
