I work for an appraisal company and although we develop the income approach on all multifamily appraisals, it is never give weight in the final appraised value and is considered unreliable for properties at or below 4 units.

Your background will also be scrutinized but they put more weight on the principal sponsor.Hope this helps.

Even if the fireplace previously burned wood, it's not unusual to have a gas "starter" in the fireplace - load in the wood, turn on the gas, light the gas with a match, and let the gas light the wood.
