I've been searching the web for information, which thankfully led me to find BiggerPockets.Needless to say we are moving out to another apt in a few days and I'd like to get your thoughts (tenants & landlords) who have gone through the issue of security deposit multiple times.I would like to know the thought process of a landlord and what you would look for while walking through the apartment.Do many landlords use a walkthrough checklist and what would it look like?

Another thing that's nice is that, while the government is horribly inneffiecient in so many ways, the one thing they DO do is pay their bills no time, and HUD is real good about apying rent when it's due so that's nice.

Don, a note secured by a 1st position mortgage / deed of trust is not considered a security, so if the web site only does such notes, they may be subject to other types of regulations but probably not securities regulations.I do agree with your larger point that the securities regulations in the U.S. are ridiculous and are causing us to lose market share.I think money360, based on the discussions earlier in this thread, is a very interesting idea if executed well.

I also live out of state from my properties but coordinate closely with a single on-site maintenance person, so I am predominately looking for the web/cloud based services that we can both log into and interact with, and not a quickbooks style solution.
