Staging the home with a few pieces of furniture & home decos certainly makes the home look more "homey" (especially for the MLS photos) and staging can help a buyer visualize their items being in the house.

It is also possible to have split use property where a percentage is held for investment purposes and only that percentage would qualify for 1031 Exchange treatment.

My friend has a water treatment company he sells water softeners within a 100 mile radius and he travels everywhere sometimes putting over 30k a year on his little Chevy HHR that he paid 5 grand for in cash .

They would send the handi men over and do the visual inspections, giving me a heads up on everything.

I've gotten preferential treatment from listing agents on several occasions because they were going to get both sides of the commission.

If I allow any of my employees to show up late (pay late) or work short weeks (partial payments), others will expect the same treatment.
