If you are unable to find where this data is stored for your county from a simple google search use this website: http://www.netronline.com/ For instance I can query my counties database and find absentee owners that live out of state and own property in my target market area, property with 15 year + deed dates (rough estimate for potential equity), various tax exemptions such as age 65+ / veterans/ disabled etc, filter out bank owned properties, find estates that have not yet settled etc.

Hi david,FHA is credit insensitive, same with VA veterans financing so the best pricing at 720 + fico and the pricing at 660-680 pricing is only fractionally off meaning your rate will barely be different, maybe .125% at most. This is a stark difference from conventional where the 40-60 point difference in fico is literally .375% to .50% difference in rate a borrower will receive, not to mention potential points as well.

See that is the real risk in lending and why its really really hard to convince a veteran lending you are a good risk because in their world everything is good, until one day its not and unlike owners they get almost the same % on each loan so its a low margin game (at least for banks HML is another story).

I have joined this group for two reasons - one is that I represent a non-profit (501c3) that takes property/land donations and rehabs for sale to low/moderate income families, veterans and active-duty military.
