Hello- I am new to the real estate game and I have been practicing with analyzing deals using the rental property calculator here on Bigger Pockets.

It seems my appraisal value could vary drastically depending on how it is classified?

,I'd like to start off by saying I am very impressed at the varying levels of expertise represented on this site and that I only wished I would have learned of all of these opportunities earlier.A little background on myself, I 32 years old, a Texas Native (Houston Area) and for most of my adult life I have been employed (comfortably) in the oil and gas industry.

@Scott Lyons utilities are going to vary greatly by location.

I spent the weekend cleaning it and getting a solid game plan in place.I am looking for suggestions on good roofer and a good plumber.The house is only 900 sq ft.  

This is a zero sum game.  

Try to find additional ways to make money whether its starting your own business or just working another job - Once you have enough for a deposit and high enough earnings the banks will give you a mortgage to get in the game and by then hopefully you'll have put effort into studying real estate strategy so you'll do great.

Holding, Buying and Selling cost do they vary by state or by property price ? 

One person asked us if we had club seats when we invited them to a football game the other day (we don't) and a few weeks ago during a play date a friend asked us how much money we make (ridiculous). 

There is also no need to get into the investment game if you don’t like it or are not ready for it.
