Sounds like a lot of potential there...hopefully there areno other issues with any other bills or utilities!

Yet, I feel like once someone was in the unit they would realize its not that bad of a neighborhood, and I'm a reasonable guy who cares about reasonable customer service (with boundaries of course). 

We would pay for utilities and amenities (TV/internet) and maintenance costs, such as yard maintenance.

Also I don see any utility companies, cell phones etc on the credit report.

Free glasses of water and bathroom use, at most restaurants, is a courtesy provided to current or (recognized) past customers, but not necessarily everyone asserting that they maybe will be a customer someday in the future.

You want to make sure that all utilities are seperate and paid by the tenants, otherwise that will eat into your cash flow. 

This land has already been levels, utilities have been installed, as well as plumbing.

You will need to do upgrade and repairs, pay for utilities yourself, advertise, and you could miss out on a month (possibly more) of rent.

The challenge is I am not a big enough customer that I feel pushing them in this manner is in my best interest.
