What are the typical costs do so?

Both have the Roth option.  401k has Roth built in, SDIRA is either pre-tax or Roth.

Considering the option of tear down and build a new house, I was wandering if there's an average percentage difference in insuring a new home vs an older house?

Ripping equity from people without them knowing the options is the complete opposite of that. 

They typically pay too much for their deals, especially if they are wholesaling from out of state for the same reason you stated...prices are all over the place.
