Yes I know its annoying, especially if you haven't added any language in the lease that stipulates the tenant is responsible for any damage that is tenant-caused - but you're opening up a can of worms by trying to come after them for damages.

When investing OOS, especially when starting out, I would not manage your properties by yourself..

It is a single member LLC and I hadn’t turned any receipts over to my CPA over the course of flipping it yet, so depreciation hopefully shouldn’t throw a monkey wrench in there

Lower interest rates would certainly make projects more attractive.It'll be interesting to see how lenders balance the need for risk mitigation with the opportunity to capture a larger market share by offering competitive rates

I do have a lot of knowledge and skills and small network that would hopefully benefit other investors and in turn would help grow a portfolio. 

I can learn a lot more about a firm talking with someone on the phone than I can by going through a website.

We have been doing our homework, educating ourselves by reading books and watching educational videos online about how to better structure a company/ies for real estate investing.
