You aren't necessarily paying for just their expertise, but how they are connected with the city and who the board trusts and are used to.

The other thing to consider is the level of assesment..

Also won’t drop as much as you think, as most people are limited by their DP, not the level of debt they can service.

You seem to have confused the security afforded by a Mortgage or Deed-of-Trust with a Deed-in-Lieu, @Gail Greenberg .

I’ve seen that work once trust is established and you’ve shown proof of concept.

I am no where near the level of @Bob Malecki, but I have never seen any of the assets I've purchased either.

If I had to narrow it down to a top 3:- They don't show up- They run off with a deposit- They do crappy workTo avoid this, it really comes down to trust.
