Zillow announced today it's intent to buy and flip properties in the Vegas and Phoenix markets.

I would like some advice because this is what I want to do is be a full time real estate investor and this would fast forward me while allowing me to have funds to invest in better markets and some short term rentals which is something I really want to get into.

that's what I am thinking.. going to look at a plant today.. ( after salmon fishing on the Willamette )not really interested but my buddy who is developing it wants me to look at it.. and since its his boat I am obligated.although he got a master lease from the city for his facility so the city is buying off on it..

@Pete Budagher  There are not many listings out there, and when they do come up, you have to move fast. 

Contested probate cases are almost universally at the attorney's hourly rate.Lastly, going to probate isn't fast. 

Everbody wants somethings fast and for free these days.

I sent him a notice today via email demanding payment no later than 5:00pm 4/16/18 and I threatened to notify the MLS board and the department of state if he doesn't pay me.

So a realtor buddy of mine showed me this house today.
