I don’t remember everything I saw on the video, but I can recall: a downspout not finished bringing water towards the foundation of the home (probably causing mold inside too), a pipe somehow through a tree root, doors unhinged, chipping paint every where (here in Maryland you are in big trouble if there is peeling paint in a rental), siding dented, very low grade materials that will need to be changed with the first tenant turnover, among many other things. 

You're comparing apples that have fallen on the ground and the animals have been at them to ones that are still on the tree above. 

Typically, the neighbor isn’t required to trim/maintain vegetation originating in their property and encroaching yours...same amps with tree limbs.

While I'm on the topic, do you guys add provisions for things like playground equipment like swings or on-ground tree-houses?

Hunters strap them to trees & use them to monitor deer/ game movement in areas.  

Land pricing is not just as simple as $/sqft unless the land is truly flat, uniform, not trees, has all of the necessary utilities, road access, consistent soils, and no slope.

To clarify, you may obtain an option to buy, but looking at students to buy an another option is barking up the wrong tree, most are broke!

It needs some inside paint, trim some trees and fix up the pool to Rent for $1800 or more a month.
