There are dozens of "free" services on the Internet, but overall they're worth less than what you pay.

It strikes me that discovering whether a property is in a natural hazard zone might be a task which is both:   a) time-consuming to do manually for each of the agent's listed properties, and   b) super-important for the agent to perform correctly, from a liability standpoint.I'd love the opinions of any real estate agents in this forum on this topic:  1) How much time do you spend on these disclosures for a single transaction, in terms of both due diligence/research/looking up records and also filling out the required disclosure forms? 

3) Have you tried any software tools which make this task easier, and how easy/hard were they to use?

Between rentals, flipping, wholesaling, and an internet business I need to make sure my days are efficient which they no longer are at home. 

They are only covered under Fair Housing, which only covers the tenant, not the tenant's visitors.Most people with ESA literally just print a bogus certificate off the internet or buy a vest.

I do like the way he compartmentalizes tasks to optimize efficiencies.

I know it is a difficult task for someone without experience.

Buying a single family home means you're covering all these costs as well.Don't forget about the additional upfront costs especially since they're new builds, furnishings, decor, electronics, cable/internet, small appliances, kitchen wares, window treatments, etc.
