Not surprising I suppose - these developments brought in a lot of first time, no $ down buyers and now AH is buying them foreclosure.From what I can tell, they have only executed one DoT in Guilford:3/6/15 - $552,830,000 - 144 houses - average borrowed of $3.8MM / house!!

As usual, it all depends on purchase price and the markets are continually changing, but Kissimmee is consistently solid (no surprise), Gatlinberg and Palm Springs also seem to be pretty strong markets.

I was pleasantly surprised at the information I learned in his 1 hour presentation.

I continued to surprise my broker by finding deals she couldn't, and identifying high return ARV properties that would bring in real money after running comps for resale and renting them out.

.- Not all drivers are bad - in fact most are not, but when you do come across one, you won't be surprised, and hopefully will brake in time.
