The good thing with owner financing is that all the terms are negotiable.

Hey Sino, totally can relate with you being from an expensive real estate market - I moved to Columbus a few years ago (from Portland, Oregon which was super expensive) to become a full time real estate investor, and ever since, I've completed quite a lot of BRRRRs, flips, and own a successful rental portfolio here in Columbus Ohio.

This urgency to sell doesn't necessarily mean banks are more rigid or less open to negotiation than individual homeowners.

Maybe putting myself out there will attract likeminded and honest people that understand that success lies within community building not deteriorating.

The intermediary must be in place prior to the closing of your sale.Congratulations on the successful buy and hold.  

Or, consider multiple short term properties near one another and negotiate with management for a better price. 

Don't dismiss New Jersey; despite tenant-friendly laws, success is possible in high-demand areas with strong job markets, especially with multi-family properties.
