I have a real estate agent but it seems like they just send every home in my budget without really narrowing out turnkey properties that are missing that rehab element really needed to make substantial equity on a deal.

But, if you don't have an immediate need and have the required credentials for banks, it may be worth it if the rate (and fees) is(are) substantially lower than a quote you're getting from a non-bank investment property lender. 

I'm sure many factors can influence this, but I'm just trying to get a rough wag. 

But if you can purchase it at a substantial discount and then offer it as a lease option to a tenant/buyer, you may be on to something good. 

Now I am considering investing in an appreciating market perhaps a single family where I can live with my family happily ever after :-) without having to deal with any tenants and fortunately the multi family home has now appreciated substantially so I am considering investing the gains either in stock market index funds or will consider long distance real estate investing where I don’t have to directly deal with tenants.

I think it will increase substantially over the next few years. 

How do you overcome your doubt when dealing with a property that’s been on the market for a substantial amount of time?

It´s simple things like that which could influence someone that is on the fence in convincing them it´s not some half-*** rag tag renovation with low quality.

if they simply wont budge, you can offer them.another price for "as is" for substantially less to cover the risk.
