@Amit Desai I can only speak with my experience, but when we bought our second home with the lender knowing  our intention was to rent it out, the rate was lower than it would have been if it was considered an investment.

As you accumulate more properties and experience you’ll set a reserve that not only handles capex events, but also other uncertainties (ie vacancy, changes in personal finance, etc).

Not looking for free advice, but reliable advice and an ongoing relationship as we travel this path. 

I have some family members and myself :) who will swing hammers and some have experience with light construction.

How has your CapEx and turnover been in your experience with 12 units?

I have some experience with construction as I have worked in commercial and residential construction a little over a year, so I was thinking of doing a lot of the renovations myself.

If you needed to evict them and had no rental income for a few months while they were evicted and the time to get a new tenant in place that should not cause significant financial stress because although not regular happenings those things do happen. 3.

Maybe start of as an analyst and/or assistant PM just get jumpstart my experience.
