I think your on a growth strategy so at some point you will have to cross the line and create a business if you don't have one already.

I see an opportunity for wholesalers, as many investors are more interested than ever in having strong off-market deals presented to them.Over the past few days, I have been rethinking my investment strategy, as I am pessimistic that I will be able to reach my real estate goals in this current market.  

I applied those strategy off MLS and closed 4 houses in 2016 in the area.

I'd be happy to meet with you to just network or to talk about possible investment strategies. 

I watch a lot of webinars and always here Brandon turner talk about how he loves house hacking / BRRR strategy but I haven't heard him mention this info.

I know we have a dozen or so properties there.

more than likely your strategy will not work the hard money lender will want first position and a conventional lender will not want a second

That being said, I would love to hear what your mortgage and payment strategy would be.
